Give Your House
The "WOW" Factor
CONDITION, CONDITION, CONDITION
$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$
Don’t you just hate it when a house sits on the market for months on end with no sale? Most likely there’s just something about the property that doesn’t appeal to a wide array of potential buyers.
As a Certified Staging Professional™, my job is to help potential buyers fall in love with the property so they can feel safe and warm in it, can envision their family entertaining in this space and create a desire to buy.
Staging impacts the condition of a house; change the condition and you decrease the odds of showings without offers.
Staged properties sell for more money in a hot market and faster in a slow one.
A staged house makes for beautiful photos which attract more buyers to showings.
This means more offers and the opportunity to sell the listing on the first round of marketing.
It’s a win-win situation for both the real estate agent and the homeowner.
Ideally, the time to discuss staging is as soon as the house is listed and before the house is considered ready to go on the market.
If you’re a Real Estate Professional, you can gain a competitive edge over other Agents in your area by providing this value added service. It’s far less expensive than continuing to pay out marketing dollars. If you're a homeowner, staging will give your house the "wow" factor that similar properties don't have.

What Does a Stager Do?
We create a series of impressions, using the homeowners' own belongings in addition to careful placement of props to appeal to the psychological needs of buyers. This helps in building an emotional connection for buyers to imagine living there.
Staging allows the buyers’ eyes to see the rooms instead of the furnishings the current owner has used to decorate them.
Whereas interior decorating is designed to make the homeowner feel at home, staging is designed to make the home buyer feel at home.
Staging is not about inflating the price of a house – a well priced house with staging will reduce the risk of offers being less than what you want.
Vacant Houses
This was an empty room except that it had old carpeting in it. By checking the area around the heat vent in the floor, we could see that there was hardwood underneath which is always a bonus. Better hardwood in bad condition than old musty carpet.
Home buyers get excited about hardwood even if they have to refinish it. Everything in this room was either rented or came from my staging “props”. Now potential buyers can fully understand how lovely this room can be when they move in.
